1. The calculator is for guidance only
The SDLT calculator and all related content on this site are provided for general information. They are not financial advice, tax advice, or legal advice. SDLT rules contain edge cases that no calculator can fully capture (linked transactions, mixed-use determinations, specific relief conditions, surcharge nuances around spousal ownership, and others).
Always confirm the SDLT due on a real transaction with a qualified conveyancer or tax adviser before committing funds. We are not responsible for any loss arising from reliance on the calculator alone.
2. Accuracy and updates
We work to keep the rates and content current. The "last verified" date in the footer shows when we last reviewed the rate tables against HMRC's published guidance. Rates can change at Budget announcements with little notice. If you spot an error, please tell us at [email protected] and we will look into it promptly.
3. Affiliate links and sponsored placements
Some pages link to third-party services such as mortgage advisers, conveyancers and
surveyors. Where we earn a commission if you proceed, the link is marked
rel="sponsored" and the
block is labelled "Sponsored". Calculator output is never affected by these placements.
We do not insert affiliate links into the calculator's result table.
You are under no obligation to use any partner we link to. The choice of mortgage adviser or conveyancer is yours alone.
4. Using our content
You may:
- read, share and link to pages on this site
- quote short extracts with credit and a link back to the source page
- screenshot the calculator for personal or editorial use
You may not, without our written permission:
- republish substantial portions of our content elsewhere
- scrape the site at high volume or in a way that affects performance for other visitors
- embed our calculator on your own site or product as if it were yours
- use our content to train commercial machine-learning models
- imply that we endorse a product, firm or service when we do not
If you want to syndicate, embed, or quote at length, get in touch. We are generally happy to say yes for genuine editorial use with proper attribution.
5. No warranty
We provide the site on an "as is" basis. We give no warranty that the site or any feature will be uninterrupted, error-free, or fit for any particular purpose. Specifically, we do not warrant that the calculator output is correct for any individual transaction. The responsibility for relying on it sits with the reader.
6. Limitation of liability
To the extent permitted by law, we are not liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of the site or reliance on its content. This includes any miscalculation of SDLT, any loss arising from a property transaction, and any losses arising from a third party we link to.
Nothing in these terms excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be excluded under UK law.

These terms are governed by the law of England and Wales. Any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
